BASIC TERMS AND CONDITIONS
UPON CONFIRMATION
The Tenant is required to place one (1) month's rent as Earnest Deposit with the Landlord or the Landlord's Estate Agent or Solicitor, upon the principal terms and conditions being agreed upon in a Pre-Agreement of Tenancy signed by the Tenant and Landlord.
The Tenancy Agreement will thereafter be prepared together with the Inventory List and signed by the Tenant and Landlord.
Upon signing the Tenancy Agreement, the balance payments are to be paid by the Tenant to the Landlord.
EARNEST DEPOSIT
The Tenant shall pay an Earnest Deposit equivalent to one (1) month's rent to secure the said property. This sum shall be deemed as the first month's rental in advance, upon the execution of the Tenancy Agreement.
SECURITY DEPOSIT
A Security Deposit equivalent to two (2) month's rent and a Utility Deposit equivalent to 1/2 months rent to be paid by the Tenant to the Landlord on or before the execution of the Tenancy Agreement, and shall be refunded without interest and less any liabilities incurred by the Tenant at the termination of the tenancy.
GOVERNMENT STAMP DUTY / DISBURSEMENT / LEGAL FEES FOR TENANCY AGREEMENT
Government Stamp Duty, including disbursements, and legal fees thereof shall be borne and paid by the Tenant.
ESTATE AGENTS PROFESSIONAL FEES
The Professional Fee equivalent to one (1) month's rental plus 5% Government Service Tax thereon shall be payable by the Landlord upon the execution of the Tenancy Agreement.
